In short

Look at similar rooms near you, then adjust for what you offer: a double or ensuite room, bills, meals, parking or being close to a campus. Keep in mind that Rent-a-Room Relief covers up to €14,000 a year in gross income, and that going over the limit makes the whole amount taxable.

Where do I start?

Search Sa Bhaile and other sites for rooms in your area with a similar size and bathroom set-up. Note the range, not just the cheapest or dearest.

What pushes the price up or down?

  • Room size and whether it’s single, double or ensuite.
  • Bills, broadband and meals included.
  • Distance to campus, work or public transport.
  • Monday to Friday only, which usually costs a bit less.
  • Parking, a desk, storage and natural light.

How does the €14,000 limit come into it?

Rent-a-Room Relief covers up to €14,000 of gross income a year, including anything paid for meals or bills. If two people share the income, they share the limit. €14,000 works out at about €1,166 a month across a full year. Going over makes all of it taxable, so check Revenue’s guidance.

Should I charge less for a good fit?

Many hosts value a calm, reliable lodger over the highest rent. A fair price usually brings more enquiries, and you can choose the person who suits your home best.

Common questions

What is the average rent for a room in Ireland?
It varies a lot by area. Compare current listings near you rather than relying on a national figure.
Can I charge more if meals are included?
Yes, but meals count towards the €14,000 Rent-a-Room limit.
Can I change the rent later?
Only as agreed in writing. Talk to your lodger first and give plenty of notice.
